Landmark Properties and Cerca Trova's 521-bed student housing community with significant space set aside for amenities in Ann Arbor, Michigan — has delivered.

The Legacy at Ann Arbor first started allowing residents to move in on August 1 and is fully leased ahead of the 2025-2026 school year. The property is near the University of Michigan campus and area is surrounded by various retail and entertainment options.

The Legacy, which is spread across two interconnected buildings, offers a range of apartments, from studios to five bedrooms. In total, there are 253 units, which feature stainless-steel appliances, in-unit laundry and quartz countertops. For amenities, 9,700 square feet of space was set aside, which includes a resident clubroom, a rooftop pool deck, resident parking, a fitness center, an academic lounge, a gaming lawn, bike storage and ground retail space.

ESG Architecture & Design was involved with the layout of the project.

"When it comes to location, The Legacy is second to none," said Howard Frehsee, principal of Cerca, said in a statement.

"The building is a one-minute walk to the Diag (i.e. the center of campus), less than 10 minutes on foot from Main Street and Kerrytown, and a five-minute walk to South University. Its proximity to campus and other popular attractions not only makes Michigan's winters more tolerable, but The Legacy's unparalleled quality, comfort, space, and amenities are deserving of tomorrow's leaders."

The delivery expands Landmark's Michigan student housing portfolio to more than 2,400 beds and six properties. Nationwide, the Athens, Georgia-based firm manages 72,000 beds across 115 residential communities.

Overall, student housing demand appears to be strong ahead of the fall. A July Yardi Matrix report in June shows that pre-leasing was 85.3 percent, a 160-basis-point increase from the 12 months prior and a 20-basis-point increase from the levels seen two years ago. However, some schools find themselves behind last year. For example, Michigan is lagging by five percent in pre-leasing, according to Yardi Matrix.
