The first phase of construction and the pre-leasing have begun for a 550-acre master-planned distribution center project in Apple Valley, California, by Los Angeles-based real estate group, Uncommon Developers.

The Apple Valley One Million Distribution Center is to include 1.08 million square feet of building space with 40-foot minimum heights, 219 dock-high doors, 8,000 amps of power expandable to 16,000 amps, as well as office and mezzanine space situated on a 72-acre site with ample car and trailer parking.

It will also have four ground-level doors and EV charging stations for cars and trucks, according to DAUM Commercial Real Estate Services, which will conduct the pre-leasing process.

Other features include modern infrastructure and efficient connectivity to major transportation routes such as Interstate 15, State Route 18 and US Route 395 in the Inland Empire.

David Fan, senior director of research of JLL, noted the Inland Empire is benefiting from limited new development, while tenant demand for space remains high. As of now, just four industrial projects are slated to deliver this year and in 2026, according to Fan.

“In terms of Inland Empire industrial easing momentum, August saw an uptick from July with a record over 6 million square feet of leasing, a full million square feet above average for the last five years, which included the post-COVID record periods,” Fan told GlobeSt.com.

“In the past couple of quarters, we have also seen an increase in one-million-square-foot-plus tenant requirements. The labor market outlook is more uncertain at this moment. Consumption drives our economy, and confidence about jobs is key for spending."

The Apple Valley One Million provides direct access to the Southern California Logistics Airport (SCLA) and the upcoming Barstow International Gateway (BIG) – a 4,500-acre new integrated rail facility on the west side of Barstow.

Additionally, the site is within 100 miles (or less than two hours) from the Ports of Los Angeles and Long Beach.

Land and lease rates are found to be more affordable in Apple Valley compared to Los Angeles and other Inland Empire markets. The congested traffic flow is much less too in the valley.
