ADP has inked a deal to take space in Miami's Waterford Business District, a move that will serve as a relocation as companies in the area continue to move into high-quality offices. According to Blanca Commercial Real Estate, which advised the HR and global payroll firm on the signing, the 78,315 square foot lease marks one of the largest that South Florida has seen in 2025.
It's unclear when the move-in will take place, but ADP will relocate from 10200 Sunset Drive (also in Miami) to NW 65th Avenue and NW 7th Street.
In total, Waterford offers three million square feet of Class A space. Recently, the buildings in the district underwent renovation that included improvements to lobbies, outdoor settings, as well as adding a conference center, meeting rooms and a tenant lounge. Also, the 250-acre campus lies right next to the Miami International Airport.
“We’re excited to welcome ADP’s Miami office to Waterford Business District,” Juan Ruiz, vice chairman of Blanca, said in a statement.
“As the region’s premier global campus, Waterford is a testament to Miami’s rise as global business hub and reflects the growing demand for vibrant, well-connected environments that elevate the employee experience and foster innovation.”
The move by ADP follows other major brands that have made commitments in Miami for office space. Particularly, this includes expansion deals by Amazon, Citadel and FC Barcelona. Additionally, Waterford specifically has lured Verizon, Assurant and Carnival Corporation, according to Blanca.
Blanca highlighted that companies are looking for "modern campuses that align with today's workplace needs." In the CRE firm's second-quarter office report covering Miami-Dade County, Class A asking rents surged by 8.7 percent year-over-year to $71.17 per square foot. Additionally, that amount exceeds the second quarter of 2020 levels by 50 percent.
