Rosso Development and Proper Hospitality's massive $2 billion mixed-use vision is moving forward. The City of Miami’s Urban Development Review Board has given the green light for the Midtown Park master plan.

The approval allows the first phase to begin, which will include constructing the Midtown Park Residences by Proper. The building will feature 288 units, which range from studios, three bedrooms, to penthouses. Also, the 28-story tower at 3055 N Miami Ave will include 40,000 square feet of amenities, which calls for a pickleball court, co-working spaces, a pool deck, a spa pool, a kids club, a meditation garden, a fitness center and a vegetable garden.

With completion on Residences By Proper set for 2028, pricing on the residential component is beginning in the lower $600,000 range, according to the two developers.

The full project calls for another 28-story tower, two separate 17-floor buildings, a two-acre ULTRA Padel facility and a low-rise retail building. In total, there will be 924 residential units, 120,000 square feet of designer retail and 60,000 square feet of office space. Plus, a big part of five-acre Midtown Park is creating an urban walkable community.

“This is Miami’s most significant mixed-use redevelopment and will transform the future of urban living in the area,” said Carlos Rosso, founder and CEO of Rosso Development.

“We envisioned a landmark destination where culture, wellness, and open green space come together to enhance Midtown’s walkable character. This project will transform a long-vacant five-acre site into an activated social hub that seamlessly links the Design District, Midtown, and Wynwood.”

Proper Hospitality's By Proper is a newer brand that the developer is exploring, which aims to expand its hospitality by focusing on design, wellness and culture.

Meanwhile, Carlos Rosso, former executive vice president at The Related Group, is quite familiar with South Florida. He has helped deliver more than 16,000 units to the region.
