The Midwest leads the nation in livability, according to RentCafe’s latest ranking of 149 U.S. metros.

RentCafe evaluated metros across three categories. This includes socioeconomics, which categorizes cost of living, income growth and unemployment; quality of life, covering healthcare providers, food access and opportunities for exercise, as well as location and community, which looks at education levels, social association rates, arts and recreation venues and commuting times.

Six Midwestern markets appear in the top 20, with Kansas City and Des Moines ranking third and fourth, fueled by affordability, growing tech hubs and active social scenes. The Northeast and West are tied for second in overall livability with five metros each. Meanwhile, the South contributes four metro areas to the ranking.

Washington, D.C., tops the list thanks to its exceptional quality of life and powerful networking opportunities. The capital’s social association rate is twice that of runner-up Huntington, West Virginia and residents have access to more than 2,000 professional membership associations. With strong community amenities, wellness options and cultural opportunities, Washington, D.C., is ideal for young professionals, health-conscious residents and culture-seekers, said RentCafe.

Portland, Maine, which was last year’s top city, ranks second this year. Although the cost of living exceeds the national average, Portland’s steady job market, income gains and low unemployment make it appealing to renters seeking stability. The city is especially suited for active individuals and food-lovers looking to blend business with leisure.

The next three metros are in the Midwest. Kansas City offers a cost of living 12% below the national average and steady income growth, paired with strong food, education, sports and shorter commutes. Des Moines stands out for short daily commutes and strong housing stability, while Ann Arbor is noted for quality of life and outdoor amenities. These metros appeal to go-getters, health-conscious residents and culture-seekers looking for an active lifestyle.

Albany, New York, which ranks sixth overall, excels in location, community and amenities, including athletic fields, membership associations and entertainment venues. Only one in five residents commutes more than 30 minutes and the 3.5% unemployment rate reflects steady job opportunities. Albany is perfect for socially engaged professionals and lifelong learners seeking a well-rounded lifestyle, according to RentCafe.

Looking at top metrics, Springfield, Missouri, leads in socioeconomics with low living costs and steady income growth, making it ideal for budget-conscious renters. Washington, D.C., excels in quality of life with diverse fitness options, abundant healthy food and a focus on mental wellness. It also leads in location and community, with a highly educated population and unparalleled opportunities to connect and engage.
