Natixis has signed an office deal at 1633 Broadway, also known as Paramount Plaza, in Manhattan to occupy a total of 202,875 square feet.

The news comes from Savills' fourth-quarter Manhattan office analysis, which reports the lease to be a relocation. Currently, Natixis' New York headquarters is located at 1251 Avenue of the Americas. The French financial services firm also has offices in Los Angeles and Houston.

Natixis signed to take 182,200 square feet at 1251 Avenue in 2010, which was reported as a long-term lease by CoStar.

Next, it's time for a new chapter at 1633 Broadway, which is owned by Paramount Group and located in the Columbus Circle submarket. The 2.5 million square foot office building features floor sizes ranging from 37,000 to 54,000 square feet, 40 elevators, two theaters, a parking garage that accommodates 250 cars and an outdoor plaza and lobby that recently underwent renovation, according to Paramount.

The tenant roster at the 48-story property includes Showtime, Gershwin Theatre, Allianz, Morgan Stanley, Equinox, Warner Music Group and Bleacher Report.

In all of Manhattan, Bloomberg signed the biggest lease, thanks to its 492,600 square foot renewal in Grand Central. That was followed by Moody's (460,000 square foot relocation) and Millennium Management's 410,357 square foot renewal. Natixis had the sixth-largest office deal in Manhattan during the fourth quarter, according to the Savills report.

When exactly Natixis will move in is unclear.

Overall, Savills reported 42.9 million square feet of leasing activity during 2025, making it the best year since 2014. The number was up 20.1 percent year-over-year. Moreover, the brokerage said that sublease activity fell to its lowest level since the third quarter of 2019.
