A gym membership is all well and good, but what employees really want are benefits that meaningfully improve their well-being, health and quality of life. Savvy companies are recognizing this shift and turning to thoughtful workplace design to attract and retain staff.

“Employee wellness has become a core business imperative,” according to Colliers’ national director for healthcare in the U.S., Shawn Janus.

“Companies are investing in comprehensive wellness strategies that address physical, mental, and emotional health, moving well beyond surface-level offerings. These shifts are influencing how space is planned and utilized. Quiet rooms, wellness spaces, and flexible layouts are increasingly common.”

Leasing decisions and long-term workplace strategy are being adjusted as companies rethink how space, services and well-being intersect.

Companies are making these adjustments because they recognize the direct connection between health outcomes, engagement and performance, Janus said. Firms see these changes as ways to support focus, recovery and balance throughout the workday – especially among the growing number of employees who have returned to the office, whether on a part-time or full-time basis.

Techniques like on-site or near-site clinics, telehealth-enabled spaces or partnerships with local healthcare providers are being adopted. They align with the trend toward mixed-use and amenity-rich environments. As a result, management is considering proximity to healthcare services and walkable, health-oriented communities in the design process to enhance workplace value.

Companies that offer such environments have a meaningful advantage, according to Janus.

“Employees are placing greater emphasis on employers that demonstrate a genuine commitment to well-being and long-term support," he said. In return, they see stronger loyalty, reduced burnout and higher employee satisfaction.
