For the first time, fitness centers have surged into the top five most desired amenities among renters, according to Greystar’s 2025 Design Survey Report. Drawing on insights from more than 137,000 residents nationwide, the survey tracks evolving preferences shaping apartment design and rental demand.

Eighty-three percent of renters now consider fitness centers important or essential, with 68% reporting regular use. Demand is particularly high for free weights, 24/7 access and water stations, reflecting a focus on convenience and functionality.

While fitness centers climbed the ranks, walk-in closets remain the most desired feature, with 88% of renters expressing interest and 38% unwilling to rent without them, particularly in Miami, Tampa and Charlotte. Large windows and natural light follow closely, valued by 87% of renters, with peaks in New York (93%), Boston and San Jose. Fresh-air ventilation (85%) and covered parking or garages (84%), which often command rent premiums, also rank highly.

Beyond the top five, the survey highlights a shift toward social, lifestyle and technology-focused amenities. Outdoor cinemas gained nearly seven percentage points in popularity, now favored by half of renters nationwide, while gaming rooms and community clubhouses also saw significant gains. Renters are increasingly seeking opportunities to connect with neighbors, socialize and enjoy shared experiences, signaling that amenities are no longer just functional but central to lifestyle.

Technology and security features continue to rise in importance. Controlled community access, smart locks and managed Wi‑Fi all ranked in the top half of preferred features, reflecting renters’ desire for convenience, safety and modern living solutions. Sustainability remains a consideration, with features such as energy-efficient lighting and eco-friendly ventilation still popular, though willingness to pay a premium declined by 24% year-over-year.

Regional differences further shape amenity demand. In the Northeast, natural light, walkability and high-rise modular closets lead. Midwestern renters prioritize side-by-side washers, built-in storage and indoor co-working spaces. Southern markets favor walk-in closets, pools, green space and reserved parking. In the Pacific Northwest, fresh-air ventilation, eco-friendly pest control and smart-home technology dominate, while the Mountain West emphasizes fitness centers, outdoor recreation and energy efficiency. California renters prioritize indoor-outdoor living, large windows and patios, while Sunbelt renters see pools, fitness centers, shaded green space and outdoor cinemas as essential.
