CarrAmerica's hotel, InterContinental Washington, D.C. – The Wharf has secured $99 million. The funds will serve as a refinancing, which was provided by Morgan Stanley.

Newmark arranged the loan, with the firm's Jordan Roeschlaub, Tyler Dumon, Nick Scribani and Tate Keir leading the efforts.

The hotel gets part of its name from its location within The Wharf district in Washington, D.C. The second and final phase was delivered in 2022, bringing an additional 1.15 million square feet of space that included hotels, parks, office, residential, retail and a marina.

The InterContinental hotel on the site, affiliated with IHG Hotels & Resorts, offers 278 rooms, which include 25 suites. The amenity package features over 17,000 square feet of event and meeting space, a rooftop pool, as well as a spa and a fitness center.

"The Hotel is centrally positioned within The Wharf master-planned development, offering direct access to the neighborhood's dynamic mix of Class A office, multifamily, retail, dining and entertainment destinations," Newmark said in a statement.

CarrAmerica currently manages more than $600 million of hotel properties, with a focus on Washington D.C.

For 2025, it was a strong year for hotels. A LW Hospitality Advisors survey found that transaction volume totaled over $14.3 billion across roughly 58,900 hotel rooms. Volume grew by about five percent year-over-year, while the number of trades surged by 10 percent over the same period. However, the average deal size contracted by almost five percent.
