StoneX is under contract to expand its total footprint at 230 Park Avenue in Midtown Manhattan to 94,742 square feet.
The reporting comes from the Commercial Observer, which noted that the new space (21,904 square feet) will be on the 32nd floor, with the remaining on the 10th floor (72,838 square feet). The new deal on the 32nd floor is a 10-year lease, with the rent coming in at $120 per square foot.
In total, 230 Park stands 34 stories across 1.4 million square feet and is located near Grand Central Terminal. Also, known as the Helmsley Building, the property has an amenity center on the fifth floor, which includes an outdoor terrace, a conference center, a club room and an executive lounge. Some major tenants at the building include Apple Tree Partners, Teitler & Teitler and Argentine bank, Banco de la Nación Argentina.
RXR, which owns the building, noted in a statement to the CO that it will continue to focus on "top-tier tenant experience," which is "an important advantage in Midtown's competitive leasing environment."
Cushman & Wakefield acted on behalf of StoneX, while RXR had in-house representation from Walter Rooney and Andrew Ackerman.
Last year was a strong one for property sales in Manhattan, with sales volume at $12.05 billion, according to a recent report from Avison Young. Office, in particular, is showing resilience in the market, with volume up by 62 percent year-over-year to $5.7 billion across 67 deals.
