Ambrose has purchased a four-property Midwest industrial portfolio at a price that exceeds $102 million. The portfolio is fully leased out to long-term tenants, spanning over one million square feet in total.
The locations of the portfolio range from the Greater Louisville, Kentucky areas to Ohio. The properties include 2588 Jannetides Blvd, a 512,000 square foot cross-dock distribution facility in Indianapolis; 6770 Shook Road, a 201,600 square foot rear-load distribution center in Columbus; 5000 Anson Boulevard, a 151,306 square foot cold storage asset in Indianapolis and 200 Trey Street, a 256,500 square foot rear-load distribution center in Jeffersonville, Indiana.
According to Ambrose, it acquired these "modern" properties below replacement, with all of them located in high-demand markets with limited supply.
"Our investment strategy is guided by diligence, patience in execution and a keen sense of market timing," Ambrose President and Chief Investment Officer Jason Sturman said in a statement.
"Our team, armed with boots-on-the-ground knowledge and a track record of successful market analysis, was able to effectively evaluate the extensive pipeline available to us and identified these assets as best aligned with our investment thesis and well-positioned to maximize risk-adjusted returns on investors' capital."
The acquisition now takes Ambrose's total Midwest industrial portfolio to 17 buildings. In addition to Columbus and Indiana, the investment manager has a presence in Toledo, Ohio, Cincinnati and Pittsburgh. Also, the industrial, e-commerce and logistics-focused firm has properties in the Southeast and Mountain markets, with a national development pipeline that spans 20 million square feet on 2,000 acres.
In 2025, the Indianapolis-based company raised $400 million from Ambrose Fund IV, LP, which targets speculative and build-to-suit development, as well as high-quality industrial, logistics and e-commerce properties for acquisition. The regions of interest were the Midwest, Mountain States and the Southeast.
