SL Green Realty's office building at 1185 Avenue of the Americas in Midtown, Manhattan, is now nearly fully occupied after announcing four new lease deals.
The signings account for a total of 109,859 square feet. The largest in the announced leases went to Groombridge, Wu, Baughman & Stone LLP, who signed to occupy 42,866 square feet on the full 37th and a portion of the 36th floor. UHY Advisors NY Inc. and MTS Health Partners, LP were the next biggest, snagging 27,508 square feet and 29,166 square feet, respectively. Both were 10-year deals to take one full floor each.
CFGI, LLC landed the smallest lease in the announcement, taking 8,661 square feet for partial access on the 12th floor. The term was for five years.
Newmark represented SL Green on all of the deals, while CBRE acted on behalf of all of the tenants in the announced deals to the exception of Groombridge, which was represented by JLL.
The signings bring 1185 Avenue to 91 percent leased.

"These transactions highlight the sustained demand for high-quality office space for well-located mid-town buildings."
In total, the 42-story property spans 1.1 million square feet and sits between 46th and 47th Streets on the corporate row. Recently, the building was renovated to improve the lobby, bathrooms and elevators. The property provides direct access to the Rockefeller Center concourse.
Some other tenants at 1185 Avenue include Industrial & Commercial Bank of China, Northeast Series of Lockton Companies, KEB Hana Bank New York Agency and Syska Hennessey.
