Harvey AI has signed to extend by 92,663 square feet at SL Green's One Madison Avenue, a deal that brings the office tower to full occupancy.
The deal now gives the AI platform that specializes in assisting the legal sector a total of 185,326 square feet of space at the building located in Manhattan's Midtown South submarket.
JLL's Joseph Messina and Todd Stracci represented Harvey on the deal, with the brokerage's Alex Chudnoff, Ben Bass, Diana Biasotti and Paul Glickman acting on behalf of SL Green.
In addition to the full occupancy milestone at One Madison, SL Green now projects more than 900,000 square feet of total office leasing during the three months through March, which would mark the largest seen in the first quarter on the company's 28-year record. Already, Manhattan's largest office landlord has secured 832,135 square feet across 44 leases, which includes over 344,000 square feet in expansions. SL Green attributes the activity to the leasing surge seen at its 11 Madison Avenue and 245 Park Avenue properties.
Additionally, the New York-based firm forecasts that two-thirds of its office portfolio will carry an average leased occupancy of at least 98% by the end of the year.

One Madison Avenue features floor-to-ceiling windows and amenities, including a 7,000-square-foot tenant lounge, event space, a rooftop garden, fast casual eateries and culinary offerings.
Of the 56 buildings and 31.4 million square feet that SL Green operates, 28 million square feet is located in Manhattan.
In October, SL Green added Midtown's Park Avenue Tower to its Manhattan office portfolio. It bought the 36-story Class A property for $730 million.
