Steve Cohen's Point72 Asset Management has snagged nearly 60,000 square feet at The Spiral office building in Hudson Yards.

The Commercial Observer reported the news, noting that Point72 would occupy the entire 31st floor for a total of 59,746 square feet, with the asking rent coming in at $130 per square foot.

Tishman Speyer, which owns the 66-story office tower at 66 Hudson Boulevard, was represented in-house by Samantha Augarten and Sam Brodsky. Point72 was represented by Newmark's Brian Goldman, Michael Horn and Neil Goldmacher.

The deal for Point72 Asset builds on the company's presence in the neighborhood, where it already operates its New York headquarters at 55 Hudson Yards. In 2016, Cohen's family office announced it had leased more than 175,000 square feet across six floors at the property.

Some features at The Spiral include outdoor space on each story and a clubhouse on the top floor. The building also serves as the headquarters of HSBC and Pfizer.

In January 2025, Tishman announced a $2.85 billion refinancing of The Spiral; at the time, the property was 94 percent leased.

Meanwhile, office leasing in Manhattan experienced a slowdown in February, dropping by 39.5 percent month-on-month to 2.23 million square feet, according to Colliers' latest market report. Volume in Midtown South suffered the most, with its more than 50 percent decline in signings. On the bright side, average asking rents ($77.22 per square foot) reached the highest level seen since August 2020.
