Anthropic is close to signing a big lease at 330 Hudson Street in Manhattan. Assuming the deal goes through, it would be for the entire 465,630-square-feet of space, according to a report from the Commercial Observer, which cited sources.
The move would add to its growing office footprint. In New York City, Anthropic has operated 15,500 square feet at 155 Avenue of the Americas since 2024. However, the Commercial Observer noted that the particular lease can expire in 2026, with the AI firm needing more space to complement its staff in the city.
AEW Capital Management owns 330 Hudson, with CBRE managing the 16-story property, according to commercial brokerage firm Metro Manhattan Office Space. Originally, the property was first used as a small warehouse building in the early 1900s. In 2013, the building was renovated to include eight office stories above the existing structure. Now, the Class A office space hosts 17,500 square feet floor plates, high ceilings, a courtyard and bike storage.
Anthropic's main headquarters are located in San Francisco at 500 Howard Street, where it now operates at 240,000 square feet under a direct lease that was transformed from a sublease. Also, in the city, the AI firm signed in February to take a total of 484,000 square feet at 300 Howard and 342 Howard Street, combining for one of the biggest deals in San Francisco's history.
Additionally, Anthropic this year signed 100,000 square feet leases each at 505 Howard and 400 Howard.
So far, office nationally is off to a strong start. In the first quarter, JLL reported that leasing activity rose 7.6 percent year-over-year in the first quarter, with net absorption coming in positive for a third consecutive quarter at 3.5 million square feet. San Francisco and New York accounted for the majority of quarterly gains in demand.
