Baker McKenzie is under contract to renew and expand to a total of 121,833 square feet at 10 Bryant— an office tower in Midtown that continues to attract new leases.
The deal gives the law firm access to 7.5 floors at the building that's owned by Property & Building Corp. Ltd. Baker will occupy the full 15th-20th floors, the entirety of the 30th floor and a portion of the 14th floor.
The Class A tower at 425 Fifth Avenue stands out not only for its quality — but also for its location that provides direct access to Bryant Park.

"The building offers a premier environment in the heart of Midtown that enables our attorneys to collaborate effectively and deliver high-quality service to our clients."
Along with Bryant Park, the 30-story building is near major transportation hubs, including Grand Central Terminal, Times Square subway network and the Port Authority Bus Terminal.
The 865,000 square foot property is undergoing repositioning, which includes signing Life Time to a 52,000-square-foot lease to open an urban country club at the building's base. Life Time expects the move-in to occur by early next year.
In total, Property & Building noted that it has closed on 670,000 square feet of new leases at 10 Bryant recently. Along with Life Time, another major deal includes signing a big tech firm to a 330,000 square foot lease. Some other notable signings include Generate Capital for 32,400 square feet, Tilden Park Capital (16,428 square feet), 17Capital (16,300 square feet) and Brighton Park Capital (16,428 square feet).
