A major $255 million housing and mixed-use project in the South Bronx has broken ground. The development is transforming what the city is calling an "underused" parking lot into River Commons, a 17-story building that will host 328 affordable and supportive homes. It also combines that with health care access and other perks, according to a statement from Mayor Zohran Mamdani's office.
By and large, the project is backed by the NYC Department of Housing Preservation and Development's New Construction Finance. Women-owned Type A Projects, L+M Development Partners and BronxWorks are a part of the development team.
Of the homes, 229 or 70 percent of the total are reserved for those making between 30 and 70 percent of the area's median income, with almost all of the other apartments set aside for homeless patients through NYC Health + Hospitals to back permanent supportive housing. The units will range from studios to three bedrooms.
The site that's positioned at NYC Health + Hospitals/Gotham Health and Morrisania River Commons' campus will also include a 43,000-square-foot health care facility, a 15,000-square-foot parking garage, 6,000 square feet of community space along River Avenue and 7,000 square feet of green space. Other amenities at River Commons will include coworking space, a fitness center, a community room, a community terrace and a children's playroom.
"Our Housing for Health initiative has placed nearly 2,000 patients experiencing homelessness into safe, stable homes. NYC Health + Hospitals is particularly proud to use our land to create more housing for our patients and our community," NYC Health + Hospitals President and CEO Mitchell Katz, said in a statement.
"River Commons will be one of our largest housing projects in years, with affordable and supportive housing as well as additional primary care space. We are deeply grateful to our partners in and out of government for making this shared purpose a reality."
