Denver developers Bruce and Seth Berger and Marriott have reached an impasse in talks to build a 1,100-room hotel across the street from the Colorado Convention Center in downtown Denver.

The Bergers’ lawyer says his clients have opened discussions with Sheraton, Hilton and Loews, but they are willing to go back to the table with Marriott. A Marriott International executive has confirmed the breakdown in negotiations, but is declining further comment citing a confidentiality agreement.

Designed to be the state’s largest hotel, the deal controls whether a $268 million expansion to the convention center proceeds. November voters approved the expansion contingent upon a developer constructing a new hotel in the vicinity. The Denver Urban Renewal Authority has granted a $55 million subsidy to the Bergers for the hotel project.
