Build them and they will come. Highwood Properties has found success with that theme on two former spec office properties in The Tradeport, even though the park is largely inhabited by warehouse and distribution tenants.

Both existing Highwood buildings are 100% leased. Now the developer is breaking ground on a five-acre site for its third office product, the one-story, 53,000-sf Highwood Center at Tradeport III.

The building is tentatively scheduled to open in spring 2001. Market rents are $16 psf to $20 psf. The Tradeport is a 200-acre, mixed-use development off I-75 at Hartfield Atlanta International Airport.
