CHARLOTTE-The Lichtin Corp. of Raleigh, NC is the newest player on an office development field now totaling at least five projects encompassing 1.47 million sf with an estimated construction cost of $354 million.

Lichtin plans to build the first of seven office buildings at Toringdon, a $100-million, mixed-use community at Interstate 485 and the Johnston Road extension. The 93,000-sf structure is expected to be completed during summer 2001 at an estimated cost of $10 million.

The 50-acre Toringdon will also have 100,000 sf of retail space and 72 townhomes.

. Most notable of the mixed-use developments in the Charlotte area is the $240-million redevelopment of the old convention center, a project that has been plagued with delays since the city put it on the market in 1995. Berwyn, PA-based LCOR has been awarded the project.

Situated in the heart of Uptown, the three-acre project will comprise an $18-million parking deck for 1,500 cars; a $48-million, 220,000-sf retail area; a $74-million, 25-story, 507,000-sf office tower; and a $44-million, 250-room to 350-room luxury hotel.

TrizecHahn Office Properties plans to start construction before the year is out on a $100-million office park off Interstate 77 at Reames Road. The first building, in a series of seven or eight buildings totaling more than 800,000 sf, is expected to be 80,000 to 100,000 sf. Lease rates will run about $18.50 per sf.

Healthcare Resource Associates, a Charlotte-based healthcare and consulting company, has bought about 5.5 acres from Lord Baltimore Properties for about $470,000. The company plans to build a $2.25-million, 20,000-sf headquarters at Lord Baltimore Properties’ South Point Business Park.

Pizzagalli Properties is building a $2.5-million, 50,000-sf spec office building at its North Pointe Executive Park and expects to finish before the year is out. The park will have five buildings totaling 250,000 sf.
