FORT LAUDERDALE, FL-Developer Charles Palmer of Sea Ranch Properties wants to erect two 42-story residential buildings totaling 561 condominium and rental apartments on Downtown land along the New River. The site is owned by AutoNation chairman H. Wayne Huizenga.

However, the plan to include 973 parking spaces in the project, Las Olas River Residences, has received a negative review from Kittelson & Associates, the city’s traffic consultant.

In a letter to local officials, Kittelson writes that “the number of residential parking spaces [1.725 spaces per unit] is too high. Providing so much parking doesn’t encourage transit use to/from this development.”

The developer argues the city should welcome his project because it helps fill the need for urban housing and will actually relieve traffic gridlock by allowing residents to walk to work or nearby leisure activities.
