ST PAUL, MN-Henry Zaidan, the former owner of Galtier Plaza, hasproposed building the 18-story, 50-unit project, onSibley Street between Fourth Street and KelloggBoulevard. It was Zaidan who brought to market thecity’s last condo high-rise, the Jackson Tower portion of theGaltier Plaza project that was unfinished when hebought the project.

“I was selling those (Jackson) units for $120,000,”Zaidan says. “Now they go for $200,000 and a top unitjust sold for $750,000.”

Sibley’s goal is to become St. Paul’s premier address,says Jim Seabold, the Coldwell Banker agent who ismarketing the property. The Sibley project willfeature condos starting at $200,000, and averagingabout $450,000, Seabold says. Two rooftop units havesold for $1.1 and $1.5 million, respectively.Buyers can custom design their units, and even chooseamong several options for their exterior. It willoffer 24-hour security as well as a concierge service,which will run errands such as picking up tickets forthe Ordway or making reservations at Kincaid’s,Seabold says.

The residents will use the 900-slot parking rampalready built adjacent to the site.Construction won’t begin until 60% of the unitsare pre-sold. About half of the them have been taken so far and Seabold hopes to completethe task by year-end. If that happens, the condoscould be ready by June of 2002. Once the first phaseis sold out, plans for a second phase will kick in.
