ARLINGTON, TX-Bradford Development Co. Inc. is undertaking its first Arlington project, a $10-million, two-building industrial spec project. The 169,000-sf Parkway Business Center will break ground Dec. 1 and deliver June 1, 2001, according to Al Blaine, executive vice president of development services.

A general contractor will be selected at a bid opening set for the last week of November, he tells GlobeSt.com. The project has been being designed by O’Brien Associates, with construction financing from Bank of America.

Parkway Business Center will be situated in the south Arlington submarket at the intersection of New York and Tech Center Parkway, an area considered ripe for development due to its proximity to Interstate 20. “The market has pushed south that far,” Blaine notes. “That’s the new area. We’re just rolling the dice on an expensive project.”

Bradford is tailoring the structures to small users, a key that Blaine says will deliver success. “The bulk user is being satisfied by other developers. No one has built to target the small users,” he assesses of the south Arlington submarket. The project’s flex design is geared to tenants needing 15,000 sf to 50,000 sf, requiring low or high levels of office finishes. The property has an estimated 450 feet of street frontage on New York and 1,000 feet on Tech Center Parkway.

Kevin Santaularia, Bradford’s president and CEO, says his firm’s leasing infrastructure and the small-user focus group will ensure success with the spec project. Bradford will serve as developer, leasing agent, property manager and property disposition agent.

“This complex will provide Arlington with spec space that will allow us to accommodate economic development clients with a broad range of needs,” says David Sampson, president and CEO of the Arlington Chamber of Commerce.

Bradford represents 15 million sf of property in the metroplex, boasting an average occupancy of 95%.
