FORT LAUDERDALE, FL-Sea Ranch Properties, headed by Charles Palmer, was turned down by the city when it initially sought to erect twin 42-story apartment towers on a 4.35-acre Downtown site along the New River that is owned by entrepreneur H. Wayne Huizenga. The buildings were to be 428 feet tall.

Fort Lauderdale has become increasingly concerned about excessive high-rise construction in the CBD. Recently, the Related Group of Florida dropped plans for a 38-story apartment tower on a parcel just east of the Huizenga land.

Although he has agreed to cut a total of 14 floors from his first proposal, Palmer has not yet indicated to what extent this will affect his original plan for 319 rental apartments, 118 condos and six townhouse villas. He says the average size of the apartments will be reduced from 1,361 sf to 1,317 sf.
