HOUSTON-Wagner Media is constructing a two-building, office-flex complex in north Houston.

The project is being built on a 2.6-acre tract of land in the Central Green business park near the Hardy Toll Road. Wayne Wagner, president of the Houston-based media display equipment firm, says Wagner Media will own and occupy the 12,000-sf north building and lease the 27,000-sf south building to other firms. The larger building can also be used as expansion space for Wagner in the years to come.

The architectural firm of Kirksey and Partners Architects designed the two-building complex. It is an example of the flexible-use structures that are commonly being built to accommodate users ranging from technology, research and communications firms to shippers and light manufacturing companies.

A Houston-based real estate development firm, the Midway Cos. will develop the project for Wagner Media. Midway owns approximately 100 acres in the 290-acre Central Green project, which will take advantage of a new expressway to the Bush Intercontinental Airport. The completion of the airport expressway, when combined with the Hardy Toll Road, will connect Central Green with major roadways in north Houston, a Midway executive says. “We believe that Central Green will attract a number of high-tech and service companies requiring a higher-quality build-out and a nicer image than is currently found in most north Houston business parks,” says Midway’s Don Thomas.

Wagner purchased the land for the project from Midway, a development, design and construction firm specializing in commercial, office, industrial and residential services and equity investments. the company delivers its products under various ownership structures including build-to-suit for lease, joint venture, fee-based ownership, design/build and synthetic leases.
