84,000-SF Albertsons Anchoring New Trammell Crow Project

TEMPLE, TX-Austin-based Trammell Crow Central Texas Development LLC will break ground in first quarter 2001 on a 100,000-sf retail center for the state’s 11th largest sales market.

The Temple, TX center will be anchored by an 84,000-sf Albertsons grocery store, with the balance of the space dedicated to specialty retail. The center, which also has available pad sites, will be constructed on eight acres of a 14-acre plot that Trammell Crow bought Oct. 13. Albertsons acquired the eight-acre parcel in a recent transaction, with Trammell Crow holding onto the balance for future development. There are no immediate plans for the remainder of the site at the intersection of Loop 363 and Adam’s Ave., GlobeSt.com has been told.

A decision is pending on a general contractor for the project, says Charlie Northington, one of two Trammell Crow brokers representing Albertsons in the land sale and project implementation. MDN Architects of San Antonio has designed the retail center.

The center, which will deliver in late fourth quarter 2001, fronts Loop 363 and backs up to vacant land that abuts a high-end residential development. The property is positioned within a mile of two country club developments and the Mary Harden Baylor University.

The project will be part of a two million-sf portfolio of retail, industrial and office developments being undertaken by Trammell Crow Central Texas Development. The developing entity encompasses Waco to San Marcos, Killeen, Temple and Austin, where its brokers are based.
