HOUSTON-Now that Building II of the massive West Port Industrial Park warehouse complex is built and 75% leased, Trammell Crow Co. has begun construction on Building I.

“It’s a little confusing,” Tod Greenwood, VP of industrial development for Trammell Crow, told GlobeSt.com. “We built West Port II first because we wanted West Port I to be the building that fronts along the street.”

Trammell Crow has purchased the old Austin Steel plant just east of Loop 610 and just north of the Katy Freeway on Old Katy Road in late 1998. The company had demolished the plant to make way for the 192,000-sf West Port II, which currently is 75% leased.Now, construction has started on West Port I with a targeted January 2001 completion date. It will have 206,400 sf, and is 32% pre-leased.

D.E. Harvey Builders is the general contractor for the warehouse, which has been designed by Munson Kennedy Architects. TimesSquare Real Estate Investors, a Hartford, CT investment group, owns the warehouses. TimesSquare is the former CIGNA Investment Management.

Greenwood does not anticipate any difficulty in leasing the warehouse space.”It’s a close-in location, difficult to find. Developable sites with good access to freeways are rare,” he says. “We are pleased with the way West Port II is leasing up and believe that West Port I will lease up even more quickly.
