CHARLOTTE-Unable to find replacements for departing anchors Sears, Target and a supermarket, Freedom Mall Associates is selling its 36-year-old, 378,000-sf Freedom Mall here for $8 million or $21.16 per sf. Transwestern-Percival is the listing agent.

The 37.5-acre property is on Freedom Drive at Tuckaseegee and Ashley Roads. Target had been occupying 90,000 sf, which has now been renovated. Electronic Data Systems, an information technology company, had been using 28,000 sf of supermarket space as a call center until it closed.

According to broker Arthur Neudek, an unidentified office tenant will be taking 10,000 sf in the space vacated by Sears. Neudek says the retail market is strong, but the site is unable to attract a big-box retailer.
