TUALATIN, OR-Washington County is evaluating three proposals submitted for a mixed-use redevelopment of the 28-acre Durham Quarry located just west of the LakeOswego/Durham exit off Interstate 5. The evaluation team plans to recommend one of the proposals to county commissioners, who are expected to make the final decision before next summer.

Two of the proposals come from two-company development teams. One is Portland-based Opus Northwest and California-based Center Oak Properties, which owns Mall 205 and it developing Gresham Station. The other is Tualatin-based Gramor Development and Trammel Crow/Portland. The third proposal is by the California office of Atlanta-based Cousins Properties.

All of the proposals call for a mix of office and retail uses, though “big box” retail is out of the question; building footprints are being restricted to 60,000-sf, or about half the size of a Home Depot. The Opus/Center Oak proposal includes 500,000-sf of class A office and 320,000 sf of retail that includes yet another movie complex. The Gramor/Trammel Crow proposal is said to be similar. The Cousins proposal is the only one that readily includes a residential component.
