IRVINE, CA-Snyder Langston has been selected to provide construction services for the $68-million renovation and expansion of Silicon Valley WAVE, in a project that is being jointly funded by the City of Sunnyvale and American Mall Properties.

Construction has already begun on revitalizing the bay-area retail center, increasing its size to almost one million sf. Located on a full city block at 2502 Town Center Lane, the property was originally built in the 1960′s as the Sunnyvale Town Center, anchored by Macy’s, JC Penny and Montgomery Ward.

With the renovation, the owners are planning to reposition the property as a retail/entertainment center with a state-of-the-art, 20-screen multiplex theater. The WAVE–an acronym for Walk and Village Entertainment–will also feature a reconfigured pedestrian walkway, converting the property to a village-style entertainment venue through the closure of a street entrance.

Part of the existing block-long parking structure will be demolished to accommodate conversion to the new entertainment center, with extensive repairs and restoration made to the structure. “This portion of the project is especially challenging, because the post-tension system will be retrofitted and the parking structure will be reconfigured as two separate garages,” says Richard Majestic, VP of operations for Snyder Langston.

When completed, the two parking structures will accommodate 2,272 cars. The new 380,000-sf entertainment venue will be flanked by freestanding Old Navy and Barnes & Noble outlets, and the village area will feature 120,600 sf of in-line retail space with The Gap among the new tenants. The new retail development will also feature special water features, extensive architectural lighting, graphics and enhanced landscaping, Magestic says.
