Two Tenants Decide to Stay Put in Downtown LA

LOS ANGELES-Downtown LA’s beleaguered office market has received two pieces of good news, with one tenant renewing its lease at 800 W. 6th St. and another tenant not only renewing but expanding its lease at 888 S. Figueroa St.

Gerald J. Sullivan & Associates Inc. has inked a $2.85-million, seven-year lease deal to remain in its space at the Pacific Financial Center. The 17,796-sf space has served as the company’s headquarters for more than 10 years.

Sullivan & Associates handles all forms of retail insurance. It is part of The Sullivan Group, a privately held consortium of independent retail and wholesale insurance intermediaries.

The City of Commerce office of Trammell Crow represented the tenant. The co-owners, Capital & Counties USA Inc. and Charles Dunn Co., were represented by Charles Dunn’s Downtown office.

In a separate transaction, a dot-com company has expanded its headquarters at International Tower, where it has been a tenant for five years. The lease is for 18,695 sf. The tenant, WeddingChannel.com, runs a website for wedding planners. Terms weren’t disclosed.

The Downtown office of CB Richard Ellis represented the tenant. The Downtown office of Charles Dunn Co. represented the landlord, privately held South Park Associates Inc.
