MIAMI-CB Richard Ellis Inc. is marketing the 79,257 sf of Class A office space recently vacated in two buildings by affiliates of Telefonica S.A. in the Brickell Avenue submarket. The space is leasing at full-service rates below the submarket average of about $29.75 per sf, full service.

The Miami office of CBRE represents the Madrid, Spain-based telecommunications company, Chris Coots, a CB Richard Ellis first vice president, tells GlobeSt.com.

Confirmation of the brokerage contract follows a GlobeSt.com exclusive report that cited the vacated Telefonica space as an example of increased availability of sublease space in the Miami-Dade County market.

Cushman & Wakefield of Florida Inc. puts the year-to-date subleased space total in Miami-Dade County at 674,864 sf, up 50.3% from a year ago.

As they did previously, Telefonica and representatives of the property owners declined comment for this article.

There is interest in the space, however, from several professional services firms, Coots says, even though the space hit the market only a few weeks ago. He would not discuss details on Telefonica’s departure.

“We’re getting quite a bit of activity from full-floor users, and a lot of help from the brokerage community,” Coots says.

About 57,425 sf of space formerly occupied by Telefonica is available in the 1221 Brickell Avenue building, with contiguous amounts ranging from 4,000 to 33,000 sf, Coots says. In the 1001 Brickell Bay Drive building, Telefonica vacated about 21,832 sf of space with suites ranging 2,340 square feet to 10,780 square feet.
