GRAND PRAIRIE, TX-One renewal and another tenant’s return has pushed the 170,100-sf former Guardian Industries’ manufacturing site to full occupancy for its German investor owners.

ServiceCraft has inked a short-term sublease for 72,810 sf that is being occupied by one of the third-party logistics company’s clients while former tenant, Wagner Industries, has signed for the balance of the sublease from Guardian Industries, Kurt Griffin, director of Cushman & Wakefield of Texas Inc., tells The building at 1050 W. Freeway in Grand Prairie’s section of the Great Southwest Industrial Park has been part of the sublease market for about three years.

Five brokers had been involved in the transactions for the 26-year-old building. “We got good support and cooperation from the brokerage community,” emphasizes Griffin, who represents the building owner. The Cushman & Wakefield team of Rick Hughes, Noel Hutcheson and Sheila Bellinger has acted on Wagner Industries’ behalf and Kevin Santalauria, president of the Bradford Cos., has acted for ServiceCraft, which had been Acme Distribution.

The sublease space is a result of the Michigan-based Guardian Industries’ assuming Windsor Plastics’ lease when it acquired the company. Both sublease tenants are part of the Dallas-Ft. Worth’s third-party logistics network.

Wagner, based in Kansas City, MO, provides contract trucking and transportation management, distribution centers, warehousing centers, packing and assembly and fulfillment services. In addition to Dallas and its homeport, it has operations in Atlanta, Denver, Jacksonville and Little Rock. The Buena Park, CA-based ServiceCraft LLC provides contract, cross dock and public warehousing services, utilizing a number of locations in California and Texas.
