LIVONIA, MI-A landlocked vacant parcel of property in Livonia may be saved by a local industrial developer. Enrico Rosati has proposed to build Rosati Industrial Park on land bordered on the east by Stark Road, between Capital Road and the C&O Railroad tracks.

Local estimates put the job at more than $10 million for the land and the development. No specific plans for what would go on the site are available.

The property has been vacant for some time as many developer plans have come through for ideas for the site, which all failed, says Al Nowak, staff planner for Livonia.

Nowak says Rosati has proposed lots of about 120 feet by 210 feet. The land is valuable, he said, but has not sold well because it was unreachable.

“That piece of property has had special problems. There was never any way to get to it. There’s no road. They even talked about one time building a road across the railroad tracks,” Nowak adds.

Now, Rosati has acquired a 50-foot wide strip of land out to the main road. He’s convinced the Livonia planning commission to hear his plan to build an 18-lot industrial park on the 16 acres of property at the commission’s July 17 meeting. The strip of land would be turned into an access road, Nowak says, as long as the council approved the right-of-way for the street.

If the commission reviews the preliminary site plan that day, and approves it the following week, the council may sign off on the plan, Nowak says. Rosati could not be reached for comment on the property.

“I don’t see any major problems with the preliminary plan, it’s right in a light industrial zoning district,” Nowak says.The engineering and design firm for the project is Basney and Smith. Rosati plans to begin construction as soon as the council gives its approval, Nowak says.
