NEW YORK CITY-In a market where “telecom” has become a dirty word, Rockrose Development Corp. is moving ahead with their spec telecom facility at 660 12th Ave. The building is designed for the telecommunications industry from façade to infrastructure and from below grade to roof. Two floors are 90,000 sf, three floors are 65,000 sf and the penthouse is 60,000 sf.

While Rockrose bills the development as a Manhattan first, it should be noted that the Durst Organization is also planning a telecom-related facility on the upper West Side. See: Upclose

“Until now, the only option telecom tenants have had for space in Manhattan was retrofitted manufacturing buildings,” says Patricia Dunphy, vice president at Rockrose. “Our building is the only one specifically designed and constructed for the unique needs of telecom tenants. We are offering the telecom tenant everything it requires to run at peak efficiency: electric capacity of 120 amps per square foot; 18-foot ceilings; a basement fuel farm; rooftop generator space; enhanced riser capacity; fiber connectivity to all major carriers; and two freight elevators with 10,000-pound capacities.”

Federal Express has already signed on for 260,000-sf. A distribution center will be constructed from the building’s basement through the second floor.

The Insignia/ESG brokerage team of Jeffrey Bernstein, Gary Kamentsky and Rob Myers are exclusive leasing agents. The telecom engineering firm of Einhorn Yaffe & Prescott is telecom consultant to the project.
