Crow Closes Two Retail Subleases

ORLANDO-It wasn’t a mega lease transaction but the Orlando division of Trammell Crow Co. got the 24,000-sf job done for Dalton, GA-based Shaw Industries Inc., the world’s largest manufacturer of tufted broadloom carpet.

Shaw is closing its Flooring America sector and renting out its leased space in two six-year-old, freestanding Central Florida buildings. The estimated aggregate value of both six-year leases is $2.59 million. Area rents are in the $18 per sf to $20 per sf range.

Furniture Gallery, a Daytona Beach, FL retailer, is taking the 12,000-sf building on Enterprise Road in Orange City, FL, 40 miles north of Downtown Orlando.

All Pro Imports, a foreign-car dealership with an existing showroom in Gainesville, FL, is leasing a 12,000-sf building in Ocala, FL, 80 miles northwest of Downtown Orlando.

Amy Young, a Crow retail associate and Bob Browning, senior associated closed the transactions for Shaw.

In a separate assignment, Crow won an exclusive leasing contract from the 179,428-sf, five-year-old Lake Buena Vista Factory Stores on State Road 535 near Walt Disney World. Young and John Crossman, senior vice president/retail, take on the job of filling up a 40-store, 97%-occupied property at average asking rents of $35 per sf.

Main anchors are Liz Claiborne, The Gap, Vanity Fair, Reebok and Nine West.
