BOSTON-A group of local developer’s attempt to develop a hotel and residential complex here on the Prudential Center grounds overcame a major barrier when a local coalition approved its zoning change for the project. The area had been zoned for residential use but the Prudential Project Advisory Committee unanimously voted that a change to those restrictions could be implemented.

The developers, Robin Brown, general manager of the Four Seasons Hotel here, Steve Weiner of S.R. Weiner Associates, and Julian Cohen, initially wanted to build a hotel on the site but after a series of meetings with local groups agreed on a mix of hotel rooms, condominiums and rental properties. Proposed plans for the site include a 168-room hotel, 58 apartments and 48 condominiums.

A retail area is also planned for the site; 10% of the residential units will be set aside for affordable housing. The project still has to be approved by the Boston Redevelopment Authority.
