MAHWAH, NJ-Troll, one of the country’s largest sellers of children’s books, plans to consolidate its operations, and in the process has just put 100,000 sf of mixed office and warehouse space on the market. The property is located at 100 Corporate Drive here.

Trammell Crow Co.’s New Jersey office, Chatham, has taken the assignment to move the space, with the company’s Richard Van Houten, Jr. and Paul M. Gavin leading the effort. The building is currently configured with 55,000 sf of office space and 45,000 sf of warehouse space.

Located near the confluence of I-287, I-87 (the New York Thruway) and Route 17, the property is being primarily marketed on the basis of a 10-year sublease. According to Van Houten, it can also be made available for sale.
