BroadRiver Changes Mind on More Space

ATLANTA-BroadRiver Communications has had second thoughts on expanding its 17,000-sf offices in suburban Alpharetta, 25 miles north of Downtown.

The locally based telecommunications services provider will remain in Building 200, Highwoods Center at Deerfield. The company had looked at the single-story, 53,000-sf Building 300, completed in March, but decided to stay put, suburban office brokers tell GlobeSt.com.

The developer, Raleigh, NC-based Highwoods Properties Inc., isn’t expected to wait too long for a prospective tenant since single-story space is scarce in the high-rise GA 400 North submarket, brokers tell GlobeSt.com.

The overall 12.6 million-sf GA 400 North submarket has a 16.69% vacancy rate and 2.1 million sf available to lease at an average asking rent of $20.90 per sf., according to second-quarter statistics from Richard Bowers & Co., an Atlanta-based brokerage.
