WALLKILL, NY-Durasol Systems, a manufacturer and distributor of retractable awnings, is consolidating its operations in Orange County and will be relocating to 72,000 sf of space at 225 Tower Dr. at the Quickway Industrial Park located in the Town of Wallkill. Frasseto Commercial Investments recently completed the 225 Tower Dr. building on a speculative basis. Durasol will occupy the entire building, which will consist of 16,000 sf of office space and the remainder serving as industrial/warehouse space.

The 10-year lease deal was announced by the Orange County Partnership, the county’s lead economic development agency. David Dirks, president and chief executive officer of the Orange County Partnership, comments, “It is a good economic indicator when an existing business chooses to stay in the area like Durasol has chosen to do in Orange County. Investments into speculative buildings by real estate developers makes expanding locally viable for the business owner.”

Chris Frassetto, a partner in Frassetto Commercial Investments (the owner of Quickway Industrial Park) says, “We are extremely excited to have Durasol Systems Inc. as a tenant. This lease demonstrates the high demand for commercial real estate within the county, however, there is a small supply. Our next project, a 160,000 sf flex building in Wallkill will help facilitate this need, while creating additional jobs in the area.”

Frassetto notes that the company decided to pursue the larger speculative building based on the interest expressed by large users in the 225 Tower Rd. property. He adds that the company hopes to break ground on the new building by year’s end. Durasol Systems, a division of Chamberlain Group Inc. of Chicago, will consolidate its operations, which total approximately 40,000 sf in three buildings in Orange County, to the Tower Drive facility by its projected in September of this year.

Doug Brown, vice president of Durasol comments, “Durasol was started in 1984 with three employees in a facility on Route 32. We have expanded to include a 30-plus employee plant in Phoenix, Arizona, and, now, with the consolidation into the Wallkill location, we will grow to over 100 employees locally.”

Brown said that while the firm had studied possible sites outside of Orange County, the company wanted to remain in the area so that it could retain its present workforce.
