VANCOUVER, WA-Site work is underway for a 33,600-sf office building that will anchor a 24-acre commercial development at the intersection of 34th Street and 192nd Avenue in East Vancouver. The property is slated to eventually include a 110,000-sf, grocery-anchored shopping center.

The Riverstone Office Building, with two stories, will be on the northwest corner of the intersection. Office space is being marketed at an annual full service rate of $23.50 per sf, with increases in operating expenses being passed on after the first year. Health care company Columbia United Providers has preleased 14,000 sf in the building.

Kirk Robertson from Norris Beggs & Simpson’s Vancouver office is marketing the remaining space for Killian. The project’s designer is Ankrom Moisan Associated Architects of Portland. The general contractor is Robertson & Olson Construction of Vancouver.

The development site is adjacent Cascade Business Park, whose tenants include Hewlett Packard, Taiwan Semiconductor, ULI, Consolidated Freightways and Columbia Tech Center. Also nearby, work is underway on a new Highway 14 interchange at 192nd avenue.
