DALLAS-Three well-known retailers in the Dallas-Ft. Worth metroplex have snagged new locations while Rooms to Go has tunred over a Mesquite site to Bally’s Total Fitness.

Locally based Cafe Brazil is finishing out its sixth spot in the DFW region, eyeing a late August or early September opening. The Brazilian coffee shop has signed a 10-year deal for 3,330 sf in the 59,438-sf Trinity Plaza in Carrollton.

The retail lease is one of three inked recently in the DFW region as well as the sale of a Rooms to Go site in Mesquite. Cafe Brazil, a 24-hour venue, is the only eatery in the 85%-occupied Trinity Plaza, located at 2510-2540 N. Josey Lane, Alan Altick, vice president of Cencor Realty Services Inc. and plaza property manager, tells GlobeSt.com.Dennis Leibovitz and Michelle Caplan, both of Dallas-based Weitzman Group’s commercial retail division, handled the negotiations. Josey/Trinity Mills JV is the owner of the plaza, situated in the high-traffic area off Interstate 35.

Cafe Brazil opened its first location 10 years ago in Dallas’ Lakewood area. The restaurant has been described by the dining crowd as “a chunk of Austin, with some San Francisco or Boulder, CO, thrown in for good measure.”

The Staubach Co., based in Dallas, has leased a 25,070-sf spot in Mesquite to Bally’s Total Fitness. Staubach senior vice presidents Brian Murphy and Adam Schiller and associate Graham Irvine represented Rooms to Go in the disposition at the Emporium III Center, located at the intersection of Town East Boulevard and Town Center Drive. Rich Kahan of Urban Retail Services and Mark Reeder, formerly with Grubb & Ellis Co.’s Dallas office, cut the deal for Bally’s.

Murphy says “we were able to devise a plan that benefits both parties and reassures Room to Go’s success in the Dallas area.” The popular furniture retailer is eyeing west Ft. Worth and a second Austin location in a Texas expansion while opening new stores in Arlington, Mesquite, Grapevine and Plano. Summer construction will bring a 25,000-sf store to North Dallas’ Valley View Square as well as Lakeline Mall in Austin.

Ft. Worth-based Woodmont Co. brokers have closed leases for Interstate Battery and the growing Dollar Tree chain. Interstate has inked a 1,883-sf pact for the 322,500-sf Cityview Towne Crossing, located along Bryant Irvin in southwest Ft. Worth and anchored by SuperTarget, Babies “R” Us, Petco and Staples.

Associates Kevin McIntosh and Jason Cooper brokered the deal for the Weber Co., Cityview’s developer. Weitzman’s Robin Barrow represented Interstate Battery, which will start construction on its store in August.

Woodmont’s senior vice president Jennifer Frank and associate Jack Swartz closed a five-year lease for discount retailer, Dollar Tree, at Cedar Park Shopping Center in Duncanville. The Dollar store chain has been opening between three and five sites per month in Texas this year. The Cedar Park location is an 8,400-sf spot that had been occupied by an Eckerd drugstore. Dollar Tree operates in excess of 1,700 stores in 36 states.
