TRACY, CA-The first of many planned office/R&D projects is under way, with the groundbreaking of Edgewood Corporate Center, a 250,000-sf, class A development in Tracy.

The first phase of the project consists of a single-story, 40,000-sf building near the Altamont Commuter Express train station at 4600 S. Tracy Blvd. This phase is scheduled for completion by November of this year.

The second phase consists of 38,000 sf in up to four buildings, depending on tenant needs. The third phase is a 12-acre site available for office/R&D and light assembly uses.

Colliers International has been selected by developer Nylen Properties to lease and market the property. According to a Colliers spokeswoman, there are no pre-leased tenants to date, but since this is the first significant office project in Tracy, there is great potential for tenants.

“This is the first real office/R&D project available in Tracy in decades,” said George Wineiger of Colliers. “This project offers commuters a chance to avoid the Altamont commute to Silicon Valley.”

“We’ve purposely chosen this area to build Edgewood because of its proximity to both the Tri-Valley and the Central Valley,” said developer Jim Nylen. “Tri-Valley commuters face a reverse commute, a definite plus when recruiting new employees.”

Both Wineiger and Wendy Coddington, also of Colliers, are the leasing agents for the project.
