WARRENVILLE, IL-More than 350,000 sf of new office space has been added to the East-West Corridor submarket as two separate projects have recently been completed. However, the larger of the two is a 260,000-sf build-to-suit for International Truck and Engine Corp. at 4201 Winfield Rd. at Cantera.

Meanwhile, 91,897 sf is available at Keystone at Cantera, located at 4525 Weaver Pkwy. “Keystone was developed in response to the high demand for office space at Cantera,” says McShane Corp. executive vice president James E. McGill.

The East-West Corridor’s direct vacancy rate in the second quarter was 13.3%, according to U.S. Equities Realty, but rises to 22.2% when 2.4 million sf of sublease space is added in. One block away from International Truck and Engine’s new building, Duke Realty Corp. is building a 167,575-sf building expected to be completed next June.

Rosemont, IL-based McShane also built the new office building for International Truck and Engine, formerly Navistar International, which has relocated approximately 850 employees to the new facility on the 26-acre site. ORIX LaSalle Warrenville Venture, a partnership between Jones Lang LaSalle Development and ORIX Real Estate Equities, Inc., was the developer of the building designed by Chicago-based architects Solomon Cordwell & Buenz.

Keystone at Cantera was co-developed by McShane Corp. and Jones Lang LaSalle Development.

In an unrelated transaction, Chicago-based engineering firm Sargent & Lundy has signed a five-year lease for 2,748 sf at 4320 Winfield Rd., relocating from 1400 Opus Place in west suburban Downers Grove. Chris Connelly of Jones Lang LaSalle represented Northwestern Mutual Life, owner of the 157,540-sf building, while Stacey Kruger Birndorf and Adam J. Moore of Cushman & Wakefield’s Downtown office represented Sargent & Lundy.
