NAPA, CA-A subsidiary of Tyco International secured a five-year lease for 10,500 sf at Napa Airport Center for 75 cents per sf per month, triple net. Building owner Panattoni Development says the below average rate for Simplex Brinell was due to the high credit rating of the fire protection company’s parent, Tyco.

Glen Dowling and Matt Bracco of Cushman and Wakefield represented Simplex. Peter O’Brien and Barry Palma of Orion Partners represented Panatonni. O’Brien tells GlobeSt.com Simplex is making a strategic move to increase market shares by moving from Santa Rosa into an area where they have low market share.

Also, logistically speaking, O’Brien says Simplex can serve Marin, Sonoma, Napa and Solano markets more effectively from Napa than from Santa Rosa. The company’s lease in Santa Rosa is coming close to the end. Simplex has not made a decision on whether it will ride out the terms or sublease the space.
