BALTIMORE-Ruddick Holding Trust has sold a 145,000-sf industrial space at 3901 Washington Blvd. in Baltimore County to Washington Blvd. LLC for $3.2 million. The building is on a 12.5-acres parcel.

KLNB Inc., a local real estate brokerage firm, represented the buyer and the seller in this transaction.

In a statement, the company said the building is 100% leased. Tenants include Mason Dixon Lines Inc., a freight, trucking and warehousing company, and Tedco Industries Inc.

James Caronna of KLNB said that when the building initially went under contract, it was only 38% leased, but the firm was able to successfully sign Mason Dixon before the deal was completed.

“With the addition of Mason Dixon Lines, the value of the project substantially increased,” said Caronna.
