DENVER-Developers sometimes gripe that it might take a year or two to get a project off the ground. But veteran urban developer Mickey Zeppelin has one for the books–he’s waited 18 years to develop his Greenhouse condominium project in Cherry Creek, a trendy neighborhood about three miles southeast of the central business district.

He’ll finally break ground on the first phase of the 220-unit project on the east side of Cherry Creek on Aug. 14. The first phase in the $100-million venture, the biggest of Zeppelin’s career, will have 58 units, half of which have been sold. he tells GlobeSt.com that he had enough contracts at one point to sell all of the units, but there were so many delays that many of the buyers went elsewhere.

In 1983, when the developer first envisioned the complex, units were to start at $60,000 each. Today, they will start at $160,000, still making them the most affordable new project in the area. When completed, it will be the largest condo project in Cherry Creek. Units will sell, on average, between $240 per sf and $265 per sf. The price will be kept down by offering some smaller units. .

”Everything I’ve learned over the past 25 years as a developer, I’ve put into this project,” Zeppelin tells GlobeSt.com.
