MILWAUKIE, OR-After spending $9 million to purchase and convert it for use as offices, ODS Health Plans recently occupied the former Pendleton Woolen Mills factory in Milwaukie.

The two-story, 60,000-sf building sits on 7.6 acres near Johnson Creek. ODS originally was hoping to find space near its headquarters in ODS Tower in Downtown Portland, but settled on the Pendleton factory last May.

In addition to a complete gutting and structural upgrade of the circa 1956 building, Perlo Project Manager Patrick Linhart tells GlobeSt.com his company cut several 20-foot-by-20-foot window openings in the roof to let more natural light in. The company also was able to save the original wood ceiling, which was constructed of tongue and groove decking. The building’s concrete exterior was acid washed to obtain a brick-like tone.

Linhart tells GlobeSt.com the goal was to make it feel like a modern office building despite its history as a manufacturing plant, such that the 100 or so employees that have occupied the building won’t feel like “second-class citizens” compared to their compatriots in the Downtown high rise.

The Pendleton factory operated for 41 years until 1997, when most of the company’s operations shifted to Mexico.
