WEST BLOOMFIELD, MI-Office sales and leases in the Detroit market are continuing on a steady stream, not hampered much by the market slowdown, according to Joel Feldman, president of First Realty Co. of West Bloomfield.

Sales prices are reflected in the following transactions:

* Larson Realty Group’s purchase of the 301 East Liberty building in Downtown Ann Arbor, containing some 78,640 sf, for approximately $9.6 million or $122 per sf.

* JFK Investment’s purchasing from Transwestern and Connecticut General Life Insurance Co. of a 350,000-sf portfolio consisting of the Lakepointe Office building; Novi Garden Office A & B; Orchard Hill Place and Novi Business I & II, for a price of around $41.5 million, which equates to $119 per sf.

* Kojaian Cos.’ acquisition of the former NBD building at 900 Tower Dr. from Bank One, a facility of some 281,000 sf located in northernTroy for approximately $24 million or $85 per sf.

* The sale of Tower Street, a 20,107-sf mixed-use office/retail complex inWest Bloomfield to Maple Tower LLC by Tower Street Associates for anannounced figure of $2.125 million, which equates to $126 per sf.

* Prentiss Properties’ sale of the three-building Seven Mile Crossingfacility, located in western Livonia and containing some 332,000 sf, toKojaian Cos. for what is thought to be close to the asking price of $40million or $120 per sf.

Leases have also been successful, including:

* Sequoia Net.Com, Inc. leasing 39,983 sf in Phase I of Beachum andRoeser/Burton-Katzman’s new Wellington Green development in Auburn Hills.

* Interone Marketing Group taking some 75,000 sf in Kojaian’s recentlyacquired 900 Tower Dr. building in Troy.

* Crains Communications’ leasing 252,443-sf in the Brewery Park complex on the outskirts of Detroit’s CBD.

* Jay Alix and Associates signing a 10-year lease for 30,328 sf at the 2000Town Center Building.

* Rootlevel, Inc. leasing 27,000 sf at 1001 Woodward Ave. in DowntownDetroit.
