WASHINGTON, DC-Philip Morris Cos. has signed a long-term lease at 101 Constitution Ave. NW, a 10-floor, 500,000-sf building that is set to deliver in February 2002 and is 50% preleased.

Philip Morris’ lease will begin August 2002. Currently, the tobacco giant has offices at 1341 G Street NW.

Julien J. Studley represented the building’s owner — Trustees of the United Brotherhood of Carpenters and Joiners of America — in the transaction. Other tenants include the American Council of Life Insurance, Van Scoyoc Associates Inc., LPC Commercial Services, and the United Brotherhood, whose own offices will occupy the top floor of the building.

Molly Brannon, a spokeswoman at Studley, told GlobeSt.com that retail is not planned for the building, but there will be a white-tablecloth restaurant on the first floor. In a statement, Studley said that 101 Constitution would be the closest, privately owned commercial office building to the U.S. Capitol.
